What real estate software development covers

The software that lists, lets, sells and manages property.

What is real estate software development?
Real estate software development is the engineering of systems that list, sell, rent and manage property. It covers listing portals and map search, rental and sale marketplaces, property management and tenant portals, agent CRM and lead routing, and integrations with MLS feeds, payment providers, e-signature and accounting, plus proptech products such as fractional ownership platforms.
Where deals slip

Where real estate software loses leads and tenants

Listings that go stale

A feed synced once a night shows sold homes as available and lists the same property twice. We sync MLS and partner feeds on a short schedule and de-duplicate by listing ID.

Search built for a database

Buyers search by map, commute and school catchment. A filter form with price and bedrooms loses them. We build map search on a geospatial index, with saved searches and alerts.

Enquiries lost on the way to the CRM

A lead form that sends an email leaves agents to copy details by hand, and some leads never get a call. Every enquiry lands in Salesforce or HubSpot with its source and listing attached.

A portfolio run from spreadsheets

Rent rolls, leases and maintenance requests in separate sheets hide arrears and missed repairs. One property management system with a tenant portal holds leases, payments and tickets.

Real estate services

Real estate software we build

For brokerages, portals, landlords, property managers and proptech founders.

Listing portals and map search

We build property search with map view, saved searches and alerts, and listing pages that load fast enough to rank.

See web application development

Rental and sale marketplaces

We build two-sided property marketplaces with listings, applications, bookings, in-app messaging and payments. Short-stay rentals share much of this with our travel booking work.

Property management software

Leases, rent rolls, maintenance tickets, owner statements and a tenant portal live in one system.

Real estate CRM and lead routing

Enquiries reach the right agent with the listing and source attached, and sync to Salesforce or HubSpot.

Apps for buyers, tenants and agents

We build iOS and Android apps for search, viewings, rent payment and repair requests, often from one cross-platform Flutter codebase.

See mobile app development

Tokenisation and fractional ownership

We build smart contracts, investor onboarding and portfolio dashboards for platforms that sell shares of a property.

Segments we serve

Proptech development by segment

A brokerage portal and a build-to-rent operator need different first builds. These are the four we see most.

Brokerages and listing portals

Listing feeds, map search and lead routing put each enquiry in front of an agent with the listing attached.

MLS feed→Search index→Enquiry→CRM

Rentals and property management

Landlords, letting agents and build-to-rent operators run applications, leases, rent collection and repairs in one place.

Listing→Application→Lease→Rent and repairs

Commercial real estate and investment

Deal pipelines, underwriting models and investor portals report on every asset in the fund.

Deal→Underwriting→Investor portal→Reporting

Land and property records

Title and ownership registers come with search, change history and role-based access, like the land registers we build for the public sector.

How we work

Ship one flow, then scale across the portfolio

Our team works from India, with 4 to 5 hours of daily overlap. That suits building the platform, the integrations and the apps. If you need someone at viewings or on site with your letting agents every day, keep that role local.

We add segments, markets and partner feeds on your cadence, with the same team.

Property records, ownership and rental marketplace work

Two property builds from our portfolio, plus 4RSale, a buy, sell and rent marketplace for local goods. 4RSale is the nearest match to a rentals marketplace: sale and rental listings, in-app contact, payments and order tracking on iOS and Android.

Questions buyers ask

Real estate software development FAQs

We will answer any other question on the call.

How much does real estate software development cost?

Every build starts with a free discovery sprint. A marketplace or portal MVP starts from $9,999, custom software from $9,999 and enterprise platforms from $24,999. Dedicated engineers start from $1,799 a month, full-time.

Can you integrate MLS and IDX listing feeds?

Yes, where your MLS or listing partner grants access. We pull listings through the RESO Web API or an IDX feed, sync changes on a schedule, de-duplicate by listing ID and follow the display rules in your data licence.

Should we buy property management software or build our own?

Buy it if your process matches what Yardi, AppFolio or Buildium already do; a licence usually costs less than a build. Build when the workflow is what you sell, such as a build-to-rent operator with its own resident app, or when you need integrations those platforms do not offer. A common middle path keeps the licensed system and adds a custom tenant or owner app on top of its API.

Can you build a rental or real estate marketplace?

Yes. A marketplace MVP usually covers listings, search, applications or bookings, in-app messaging and payments, then adds reviews and verification. 4RSale, a marketplace we built for local buying, selling and renting, runs sale and rental listings, in-app contact, payments and order tracking on iOS and Android from one Flutter codebase.

Can tenants pay rent and deposits inside the app?

Yes. We connect a payment provider such as Stripe or a regional gateway, so card and bank details stay with the provider and never touch your servers. Recurring rent, deposits, late fees and owner payouts are set up as rules the property team can change.

Do you build tokenisation and fractional ownership platforms?

Yes, we have built one. Tokens that represent shares in a property are usually treated as securities, so your counsel sets the rules for investor checks, transfer limits and reporting, and we build those rules into the smart contracts and the investor onboarding flow.

How long does a real estate software project take?

A first flow, such as map search or a rental application, ships first. A full marketplace or property management platform rolls out in stages by segment or market, on a schedule fixed in discovery, and our engineers use AI coding agents to build it faster.

Who owns the code and the data?

You do. IP assignment is in the contract, NDAs are standard, and listing, tenant and payment data stays in cloud accounts you control.
