Land register case study: a web app that replaces paper land records
ScalaCode built a web application that replaces a paper-based land register. Staff upload and edit land documents, update ownership after a sale and answer client questions about who owns a plot, with access set by role.
A real estate client moving its land records off paper
The client kept its land records on paper. It wanted a platform where documents are uploaded digitally, ownership records are updated after each transaction and questions about land ownership get answered quickly.
Why the paper land register held things up
Paper records
Relying on physical documents caused delays and errors.
No central record
Sharing and updating documents across the different people involved was difficult.
Slow answers
Client questions about land details took a long time to answer.
A land register module built on microservices
We built the Land Registers Module as microservices, with a Next.js and Material-UI frontend, TypeScript and Strapi on the backend, PostgreSQL for data and Cloudinary for documents.
- 01
Document upload
Land records are uploaded and edited digitally.
- 02
Ownership updates
Ownership details are updated once a transaction completes.
- 03
Inquiries
Staff answer client questions about land ownership from one place.
- 04
Role-based access
Admins, business contributors and clients each see what their role allows.
- 05
Maintenance alerts
Automatic alerts flag records that need an update or a check.
Land records that update in real time
Documents and ownership records sit in one system and update immediately, stored securely in Cloudinary and PostgreSQL. Staff can answer a question about a plot without digging through paper files.
